The developer GuocoLand submitted the highest price for the tender of this site at S$1,204 per square foot per plot ratio (psf ppr). This purchase surprised many property experts who were surveyed by The Business Times prior to the closure of the tender. This 99-year leasehold land has the highest plot ratio in the region at 3.5, and the only approved mixed commercial and residential development. There is expectations that it will be the tallest building in the area, with views overlooking Lower Seletar Reservoir to the North, and Lower Peirce Reservoir to the West.
The developer has envisoned Lentor Modern to be a mixed-use, transit-oriented 25-storey towers with 605 apartments from 1 to 4 bedroom layouts. On the commercial level there will be restaurants, retail spaces, a supermarket and more than 10,000 square feet for childcare facilities. This new condo in Lentor Hills / Yio Chu Kang will be the first of many new residences in the area.

Yio Chu Kang
Lentor Modern condo is sited within Yio Chu Kang, and this region’s unique mix of landed homes, HDB flats, light industrial zones, nature parks and diverse educational institutions has made Yio Chu Kang one of Singapore’s live, work and play neighbourhoods.
Towards the Northen end of Yio Chu Kang is Lentor Hills, which is mainly a private landed estate before the arrival of Lentor MRT station. The areas around the MRT station is zoned for high rise residential homes, with Lentor Modern as the center of the estate with its provision of commercial amenities on level 1. On the extreme ends of Yio Chu Kang are the light industial zones, namely Tagore to the West, and Ang Mo Kio Industrial Park to the east. In Yishun Central there is a sports complex which allows residents to partake in many sports activities like swimming, tennis, squash and soccer. There is a well equiped gym as well.
The estate is bordered by the Seletar Expressway in the North and Central Expressway in the East. Amoy Quee Camp is a well known military establishment in this region.
Ang Mo Kio
Ang Mo Kio was developed by the Housing and Development Board (HDB) in 1973 as the seventh satellite town in Singapore, and the first to be built in metric dimensions. It was fully completed in the 1980s. The first 3 town councils of our nation were set up in Ang Mo Kio in 1986, as part of a pilot project to better serve residents in HDB neighbourhoods. The concept later became adopted under the Town Council Act of 1988, which remains as the second-level of administration in Singapore today.
The town is best known for the Bishan-Ang Mo Kio Park. As one of the largest urban parks in central Singapore, the Park was designed around an old de-concretised canal and naturalised into the current 3 km meandering river with lush banks of wildflowers. With gently sloping grassy banks along either side of the river and open lawns littered around the park, families can have gatherings and picnics on all parts of the park, while enjoying the beauty and tranquillity of the waterways.
